Inside the Market Forces Shaping Forest Lake and Brisbane’s South-West

Forest Lake remains one of the busiest and most closely watched property markets in Brisbane’s south-west corridor, with strong activity continuing across surrounding suburbs including Pallara, Doolandella, Durack and Inala.

Local agent Matthew Groves shares his latest observations on investor sentiment, buyer activity, recent sales and the broader market conditions shaping the area in mid-2026.



So the Federal Budget has definitely created uncertainty across parts of the local property market. I’m speaking with many investors who are considering selling ahead of the proposed 2027 changes to negative gearing and capital gains tax arrangements.

Recent industry reporting also suggests investor participation across South-East Queensland has fallen by more than 20% since the start of 2026 amid uncertainty surrounding the proposed reforms.

At the same time, concerns around first home buyer negative equity are starting to emerge nationally, particularly in some Sydney markets. At this stage though, those pressures do not really appear to extend to Forest Lake, Doolandella, Pallara, Inala, Durack, Ellen Grove and surrounding areas, where conditions still seem comparatively stable.

From my perspective, the local market may come off the very top slightly, but not dramatically, which could create a solid buying opportunity before the next growth phase. There are still pre-qualified buyers active in the market despite broader economic headwinds.

I take 19 Centaurus Street, Inala to auction on June 20 if not sold prior. It’s a three-bedroom home on 633 square metres and, subject to approvals, has potential for a future granny flat thanks to the side access.

A lot of people don’t realise the now-closed Inala State School was actually located in neighbouring Durack. The school opened in 1962 and closed in 1995 when it merged with Glenala State High School, which remains in Durack today.

Another recent result we were pleased with was the sale of 21 Durundur Court, Durack, which settled at $1.45 million after selling under the hammer. We’re now also marketing 91 Hampton Street, Durack following its first open home last weekend — a three-bedroom, one-bathroom home on 622 square metres returning $600 per week in rent, with tenants in place until July.

And another piece of local history many newer residents may not know: Durack was officially named in 1976 after a community competition, with locals voting to honour Michael “Stumpy” Durack. The Durack family once owned the Archerfield Station, which covered around 56.7 square kilometres, with the original homestead located in what is now Homestead Park at Forest Lake.

Forest Lake Drives Activity Across a Mixed Market in Inala, Durack, Pallara and Doolandella

In this latest edition of our Local Property Market Snapshot, recent sales activity, current listings, median pricing, and a peek into local development applications, along with market commentary from Local Expert Matt Groves, provide a multi-layered view of how the market is tracking across Forest Lake and surrounding suburbs.

Rather than relying on a single metric, the combination of what’s selling, where prices are sitting and how activity varies between suburbs offers a practical benchmark for homeowners and buyers to assess value and compare conditions across the local area.

Property investors are very nervous about the potential impending CGT budget policy.

It is difficult to advise clients because there is a tendency to wait until after the budget on May 12, but that could mean selling into a glut of new listings, which may cause downward pressure on prices.

Despite testing economic conditions, with the oil price situation pushing diesel costs and the price of many plastic products, including plumber’s piping, through the roof, we had a satisfactory auction of 21 Durundur Court, Durack. Three bidders ended up taking the property to $1.45 million when the hammer came down, the vendor was happy, and when other properties in that price range are having to sell at a discount currently, this was fair value.

We are currently listing a 3-bedroom property in Inala at 19 Centaurus Street, set on 693 square metres of land. Subject to the necessary approvals, a buyer could decide to build a granny flat as it has good side access.
Did you know that until the 1950s, Inala was known as Serviceton because after World War II a group of ex-servicemen formed the Serviceton Co-Operative Society to build homes for their families. The word “Inala” is Aboriginal, meaning a peaceful or restful place.

On August 9, 1975, 326 Vietnamese refugees arrived in Brisbane and Inala became their favoured home. Inala Plaza is now an extraordinary cultural experience.

Over the last 90 days, 3-bedroom houses in Inala have ranged from $792,000 to $1,050,000, while 4-bedroom houses have ranged from $780,000 to $1,098,000, which is quite unusual as they seem very close. The sample size is small, being six 3-bedroom house sales in Inala, with five 4-bedroom house sales in Inala. However, this still seems out of whack.

Forest Lake Medians (90-day and 1-year Overview)

Forest Lake’s recent sales point to a clear concentration of demand in the 3- and 4-bedroom segments, with the 3-bedroom market driving the highest transaction volume while 4-bedroom homes maintain a strong price premium without matching that volume.

Recent sales show higher pricing across all house segments compared to the 12-month figures, particularly in the core 3- and 4-bedroom markets.

The price ranges between these two segments show only limited overlap at the margins, suggesting buyers are largely operating within defined budget bands rather than stretching between categories. The 5-bedroom market, while naturally achieving higher prices, remains comparatively thin, indicating it plays a much smaller role in overall market movement than the core 3- and 4-bedroom segments.

Unit sales are only reflected in the 12-month data, with relatively low volumes across all configurations, indicating that recent activity is concentrated almost entirely in detached housing.

Pallara’s recent sales activity is concentrated in larger family homes, with 4-bedroom houses recording 17 sales in the past 90 days at a median of $1.16M, above the 12-month median of $1.09M.

Over the full year, 4-bedroom homes dominate in volume with 90 sales, while both 3- and 5-bedroom categories have comparatively lower transaction counts, indicating that most measurable pricing movement is centred in the 4-bedroom market.

The 3-bedroom house segment shows the strongest recent movement, with the 90-day median sitting about 8% above the 12-month median. The 5-bedroom category remains too thin in the recent period to draw a reliable short-term trend.

Unliveable House on 10.6k sqm Property in Ellen Grove Up For Sale, Auction March 7

When the nearby Richlands rail extension was completed in 2011, it started a process of evolution for Ellen Grove that the aptly named Matthew Groves believes is turning into a demographic change.

On the border of Ipswich City Council and Brisbane City Council, it had become a forgotten backwater; yet as Forest Lake has burgeoned into the largest suburb in Brisbane, so Ellen Grove is in the process of the next stage of gentrification. First home buyers are starting to discover its relative value, given the access to Brisbane, Ipswich, Logan and the Gold Coast.

That’s the context when 123 Bagnall Street, Ellen Grove goes to market through an auction at noon on Saturday March 7.

The house perched on 10,600 square metres is simply unliveable.

“This property has been uninhabited for over 10 years, It is in original condition with plenty of asbestos and termites”, says Matthew Groves.

Who knows where planners will go with future zoning, but there seems to be a wrestling match in Council between tearing up neighbourhood plans and refining them, as an agenda evolves to help build for first home buyers.

“This property is zoned ec –emerging community– and the street has plenty of potential with two neighbouring properties teaming up for a 33-lot subdivision with 20 on one block and 13 on the neighbouring”, says Groves.

Recently the neighbouring Woodvale Village project in Forest Lake got the go ahead, enabling 151 new homes to be greenlighted.

Not many houses get condemned these days. Most at worst become fixer-uppers but 123 Bagnall has been declared unliveable, so the property sells for land value, at a time when land prices are going through the roof.

It will be very intersting to see what evolves on March 7.
